There is an industry-wide misconception that a "mortgage valuation is a survey". This is incorrect. A mortgage valuation involves a surveyor identifying any risk that may impact the property's value whereas a survey will identify any issues within the property regardless of whether value is affected.

When do I need a survey?
Well, the honest answer to that is simple. It is highly recommended to have a survey carried out prior to exchange of contracts for ANY property purchase. The cost of a survey often pales into insignificance against the cost of high repair bills.
What type of survey do I require?
This depends on the type of property you are purchasing. We are happy to discuss your individual requirements prior to recommending a suitable service. We can offer surveys on residential properties as well as commercial. We have recently introduced HHSRS (Housing Health & Safety Rating System) surveys on rented accommodation.
How much will it cost?
This does depend on the type of property and survey you require. Fees start from £400 plus VAT but will increase with larger and more complex buildings.
